Emergency Plumbing

Burst pipe, no water, or a leak you can't stop? We respond fast across Langley to contain the damage and get your water back on.

Drain Cleaning Services

Slow drains, gurgling, or sewer smell coming back? We snake and hydro-jet kitchen, bathroom, and main lines, then camera-scope to find what caused the blockage.

No hot water, rusty water, or a tank that's leaking at the base? We repair and replace conventional tanks and install tankless on-demand systems, hauled away and permitted.

Hot Water Tanks
Kitchen & Bathroom Water Filtration

Hard water, bad taste, or sediment in your lines? We install and service under-sink and whole-home filtration systems for Langley homes.

Repiping & Water Lines

Failing Poly-B, galvanized, or corroded copper? We replace water lines and repipe whole homes with PEX or copper, permitted and inspected.

Annual back-flow testing for homes and businesses in Langley, with certified reports filed to your city and repairs or replacement if the device fails.

Trenchless Water Line Replacement

Replace your main water line without tearing up the yard or driveway. We pull new HDPE pipe through the existing path from two small access pits, so you keep your landscaping.

Poly-B Replacement

Poly-B is a known insurance liability and fails at the fittings without warning. We remove it and repipe in PEX, permitted and pressure-tested, with drywall patching coordinated.

Gas Fitting

Licensed gas fitting for BBQ lines, ranges, fireplaces, furnaces, and hot water tanks. Every install is permitted, pressure-tested, and inspected.

Does your Langley home have Poly-B piping?

If your house was built between 1985 and 1997, there's a good chance it was plumbed with Poly-B — grey polybutylene pipe that was standard across BC for over a decade before it was pulled from the market. It fails from the inside out. Chlorine in municipal water slowly degrades the pipe wall and the fittings, so the damage builds quietly for years and then shows up as a burst line behind a wall.

How to tell if you have it.

Take a look under your kitchen sink, beside your hot water tank, or wherever your main shut-off valve is. Poly-B is grey, flexible plastic — not rigid white or copper — usually half-inch or three-quarter-inch, and it's often stamped with the code PB2110. The fittings holding it together may be grey plastic or copper with crimp rings.

Why it matters beyond the leak risk.

Many insurers in BC now treat Poly-B as a red flag. Homeowners regularly find their premiums increased, water damage coverage limited, or a policy declined outright until the plumbing is replaced. If you're planning to sell, it comes up in the inspection every time.

We replace Poly-B with PEX throughout Langley, and we do it in occupied homes — sectioned off room by room so you keep water running while the work happens. Every job comes with an upfront quote before anything gets opened up.

Not sure what you've got?

Langley plumbing questions we get asked most

How much does a plumber cost in Langley?

It depends on the job, but you'll always know the number before we start. We quote the work upfront rather than running a meter, so there's no watching the clock and wondering what the bill is going to look like.

Call or text us with what's happening and we'll give you a straight answer. Simple repairs like a faucet swap or a running toilet sit at the low end; repiping, trenchless replacement and hot water system installs are quoted per job after we've seen it.

Do you charge a callout fee?

No. We don't charge you to come out and look at the problem, and we don't charge a diagnostic fee on top of the repair.

Are you licensed and insured?

Yes. Plumblink is licensed, insured and Red Seal certified for both plumbing and gas fitting, and we're certified for backflow testing.

Do I need a permit to replace a hot water tank?

In most cases yes, and for gas appliances the work has to be done by a licensed gas fitter. We handle the permit as part of the job so you're not dealing with it yourself.

How Quickly can you get here in an emergency?

We answer 24/7, including nights, weekends and holidays. The fastest way to get us moving is to text your name, address and a photo of the problem to (236) 233-9696 — that way we arrive with the right parts instead of making a second trip.

How long does a hot water tank last?

Most tanks run eight to twelve years. If yours is past ten, making noise, or the water's gone rusty, it's worth planning a replacement before it fails - a tank that goes while you're out can do a lot of damage.

Do I know if I have poly-b piping?

Look under your kitchen sink or beside your hot water tank. Poly-B is grey flexible plastic pipe, often stamped PB2110. It was used in BC homes built roughly between 1985 and 1997. If you're not sure, text us a photo and we'll tell you for free.

Do you do gas-fitting as well as plumbing?

Yes, in-house. Gas lines for ranges, BBQs, fireplaces, furnaces and tankless water heaters. We don't subcontract gas work out.

Do you serve outside of Langley?

Yes - Surrey, Cloverdale, White Rock, Maple Ridge, Abbotsford and Chilliwack. Call and we'll tell you straight whether you're in range.

Who needs back-flow testing?

Most commercial properties, stratas and irrigation systems in Langley are required to have their backflow assemblies tested annually. We test, repair, install and handle the paperwork.
