Signs your sewer line is failing
Sewer lines rarely fail without warning. The warnings are just easy to explain away.
Repeat backups in the same place. If the same fixture or the main line blocks again a few months after it was cleared, something in the pipe is catching debris. Roots, a broken section, or a sag.
Several fixtures backing up at once. Toilet gurgles when the washing machine drains, or the tub backs up when you flush. That's the main line, not the fixture.
Sewage smell indoors or in the yard. A cracked lateral leaks, and you'll usually smell it before you see it.
Wet or unusually green patches in the lawn. A leaking line fertilizes the ground above it. A soft spot, or a strip of grass staying greener than the rest in a straight line toward the street, is a strong tell.
Slow drains across the whole house. Not one sink. All of them.
If you're seeing more than one of these, get the line looked at before it fails completely. A planned repair costs less than an emergency one, and it happens on your schedule instead of at 2am.


We Diagnose before you quote
That last point stops a lot of unnecessary work. Sometimes one broken section is the whole problem and the rest of the pipe is sound. Sometimes the line is failing end to end and a spot repair is money thrown at a pipe that will fail again three metres along. You see the footage either way.

Repair or replace?
This is the question the camera answers, and the honest answer isn't always the bigger job.
A spot repair makes sense when the damage is confined to one accessible section and the surrounding pipe is sound. A single cracked joint or a section crushed by a root doesn't require replacing the whole run.
Full replacement makes sense when the line is bellied over a long stretch, there are multiple faults along the run, or it's old clay tile with root intrusion at most joints. At that point you're repairing a pipe that will fail again somewhere else.

Trenchless sewer repair
Where the existing line allows it, trenchless methods replace or rehabilitate the pipe without digging a trench along its full length. Two access pits instead of an open cut across the lawn and driveway.
Pipe lining (CIPP). A resin-saturated liner is pulled into the existing pipe and cured in place, forming a new jointless pipe inside the old one. No joints means no way back in for roots. Best for lines that are structurally intact but cracked, leaking or root-infiltrated.
Pipe bursting. A bursting head is pulled through the old pipe, fracturing it outward while drawing new pipe in behind it. The option when the line is collapsed, badly undersized or too deteriorated to line.
What trenchless can't fix: a significant belly. Lining a sagged pipe gives you a sagged pipe with a liner in it — the water still pools. Correcting grade means excavation.
Which method your line qualifies for gets decided after the inspection, not before. Note this is different work from trenchless main water line replacement — different pipe, different pressure, different method. We do both.


When excavation is the right call
Digging isn't a failure of technique. Sometimes it's the correct answer, and pretending otherwise costs the homeowner money.
Excavation is right when the line has a belly that needs re-grading, when the pipe has collapsed and can't be traversed, when the fault sits at the municipal connection, or when a single accessible break makes a targeted dig faster and cheaper than mobilizing trenchless equipment.
We keep the dig as small as the job allows and work to the located mark rather than guessing. You'll know before we start what's being opened up and what putting it back involves.
Older Langley properties: clay tile and cast iron
Langley's older neighbourhoods - Fort Langley, Murrayville, Brookswood, established parts of Walnut Grove - have housing stock old enough to still be on original laterals.
Clay tile was standard until the 1960s - short sections with a joint every metre or so, and those joints are exactly where mature tree roots get in. Clay lines with heavy root intrusion are the most common full-replacement candidates we see.
Cast iron holds up better structurally but corrodes from the inside. The bore roughens, scale builds up, debris catches, and eventually the wall thins enough to fail.
The age of the home tells us what to expect. The camera tells us what's actually there.


Who's responsible, you or the municipality?
The pipe from your house to the property line is yours. The main in the street is the municipality's.
Under the Township of Langley's sewerworks bylaw, work on a private sanitary sewer is the owner's responsibility, with the sanitary connection running from the property boundary to the Township main. City of Langley addresses fall under a separate bylaw - worth confirming which jurisdiction you're in.
Rough rule: if only your home is affected, the problem is almost always on the private side. If several neighbours back up at once, call the municipality first.
