Poly-B replacement in Langley
If your home was built between roughly 1978 and the mid-1990s, there's a good chance it was plumbed with Poly-B.
Poly-B (polybutylene) is a grey, blue, or black flexible plastic pipe, usually stamped PB2110. It was everywhere in BC through the 80s and early 90s — which means it's in a large share of Langley's housing stock, particularly Walnut Grove, Willoughby, Murrayville, and the subdivisions built during that boom.
The problem is that it fails. Chlorine and other oxidants in municipal water break the material down from the inside. It degrades quietly for years and then lets go — often at a fitting, often with no warning, often while nobody's home.
And insurance is now the bigger issue. Many insurers in BC will surcharge a Poly-B home, exclude water damage from the policy, or decline to write it at all. A lot of homeowners find out at renewal, or when they're selling and the buyer's insurer balks.
How to check what you have:
Look under the kitchen sink, at the hot water tank, or in the crawlspace
Poly-B is flexible plastic — grey, blue, or black — with a dull finish
Look for PB2110 stamped on the pipe
Copper is rigid and metal. PEX is also flexible plastic, but usually red, blue, or white and shinier

A whole-home repipe means replacing the supply lines — the pipes carrying clean water to your fixtures — from the main shut-off through to every tap, toilet, shower, and appliance.
PEX is what we repipe with in most cases. It's flexible, it doesn't corrode, it handles freezing better than copper, and it needs fewer joints — which means fewer places to fail.
Copper is still the right call in some situations, and we'll tell you when.
(We do not repipe potable water lines in PVC. PVC is a drainage material, not a supply material.)
Water line repair and replacement

Ground movement and settling

Burst pipes happen for a few reasons — freezing in an uninsulated crawlspace or exterior wall, corrosion in an aging line, water hammer, or a Poly-B fitting finally giving out.
In Langley, the cold snaps that cause problems tend to catch people out. The lines at risk are the ones in unheated spaces: crawlspaces, garages, exterior walls, and outdoor hose bibs.
