Why Langley Basements Depend on Sump Pumps
Langley gets most of its rain between October and March, and much of the area sits on clay that holds water instead of letting it drain away. That water collects around your foundation. Your perimeter drain carries it to a pit in the basement or crawlspace, and the sump pump lifts it out to the storm system. If the pump stops, the pit fills and the water has one place left to go: your floor.
Most sump pumps fail quietly. A stuck float, a worn check valve or a tripped breaker gives no warning until the first big storm. We would much rather test your pump in September than dry out your basement in January.
Our Sump Pump Services
From a stuck float to a new pit, pump and battery backup, we handle every part of the system.
Sump Pump Services
New Sump Pump Installation
Pump, check valve and discharge line, sized to your pit and to how much water your perimeter drain actually delivers. No pit yet? We cut new pits into concrete floors.
Sump Pump Replacement
Old pump out, correctly sized pump in. If the float or check valve is worn, we replace it too rather than reusing a part that will fail next.
Sump Pump Repair
Stuck or failed float switches, worn check valves, impellers jammed with gravel, leaking discharge lines and pumps that hum but don't move water.
Battery Backup Systems
A second pump that runs on battery when the power goes out or the main pump quits. Storms and power outages tend to arrive together.
High-Water Alarms
A loud alarm that sounds when the water in the pit rises past normal, so you find out before the floor gets wet.
Water-Powered Backup Pumps
Backup pumps that run on your home's water pressure, with no battery to wear out. They need a backflow preventer on the water connection, which we install and test.
Sewage Ejector Pumps
For basement bathrooms and laundry rooms that sit below the sewer line. A different job from a sump pump, and a different pump. We install, repair and replace them.
Sump Pit Cleaning
Silt, gravel and debris settle in the pit and wear out pumps early. We clean the pit and check the pump while we're there.
24/7 Emergency Service
Pit overflowing or pump dead in a storm? Call our emergency line any time, day or night.
Emergency tip
Water rising in the pit right now?
Stay out of standing water if any outlet, cord or appliance is in it. Check whether the pump's breaker has tripped and whether the float is stuck against the side of the pit.
If the water is still rising, call us at (236) 233-9696. We answer 24 hours a day. Our guide to water in your basement covers what to do first.
Signs Your Sump Pump Needs Attention
Watch for any of these, especially once the fall rains start:
✓ It runs constantly, or switches on and off every minute or two
✓ It hums but the water doesn't drop, or never turns on after heavy rain
✓ Grinding, rattling or clunking noises
✓ Water flows back into the pit after it shuts off (usually a failed check valve)
✓ Rust, a bad smell, damp walls near the pit, or a pump older than 7 to 10 years
A pump that runs nonstop isn't always the pump's fault. A partly blocked perimeter drain can send water to the pit in surges the pump was never sized for, and a new pump won't fix that. We check the drainage side before recommending a replacement, and if the drains need it, we handle perimeter drain cleaning too.
Submersible or Pedestal: Which Pump Is Right?
Submersible pumps
The whole pump sits underwater in the pit. They're quieter, move more water and fit under a pit lid, which is why most finished basements in Langley use one. The trade-off is that they're harder to reach for service.
Pedestal pumps
The motor sits on a column above the pit and stays dry. They're easy to service and often last longer, but they're louder, move less water and need an open pit with room for the column. A good fit for unfinished basements and crawlspaces with light water.
What size pump do you need?
A 1/3 horsepower pump handles most Langley homes. Deep pits and properties with a high water table may need 1/2 horsepower. Bigger isn't automatically better: an oversized pump empties the pit too fast, switches on and off constantly and wears itself out. We size the pump to the water your pit actually gets.
Drainage & permits
Where Your Sump Water Goes
Sump water belongs in the storm system or an approved drainage area on your property, never the sanitary sewer.
The City of Langley's sewer bylaw (No. 3210) says owners must keep pumped groundwater out of the sanitary system, and Township properties follow the same separation. Some older homes have a sump tied into the sanitary line or a laundry sink drain. If we find one, we'll tell you and quote the fix.
We also check the discharge line itself: a working check valve so water doesn't drain back into the pit, a shut-off valve for servicing, and a line that isn't cracked, crushed or dumping water right back against your foundation.
If your job needs a permit, such as a new pit or a new connection to your storm service, we'll tell you before we start. A sump pump should be on its own electrical circuit. If yours shares a circuit or needs new wiring, we'll coordinate with a licensed electrician.
What a Sump Pump Job Costs
Every job is priced on what your house needs, so we don't list flat prices. The main things that move the cost:
Replacing a pump in an existing pit, or cutting a new pit into a concrete floor
Pump type and capacity
Adding a battery backup, water-powered backup or high-water alarm
Repairs or rerouting on the discharge line
Emergency calls, which are billed at our after-hours rate
We charge a straightforward first-hour rate, no surprise fees, and you'll know what the work costs before we start. Request a quote for planned work.

Sump pump questions, answered
How long does a sump pump last?
Most last 7 to 10 years. Pumps that run often, such as in a high water table or a pit that collects silt, can wear out sooner. Test yours every fall either way.
How do I test my sump pump?
Slowly pour a bucket of water into the pit until the float rises. The pump should start, empty the pit and shut off, and no water should flow back in afterwards. If it doesn't start, runs without lowering the water, or water drains back, give us a call.
Why does my sump pump keep running?
Some running during long stretches of rain is normal. Nonstop running in dry weather usually means a stuck float switch, a failed check valve, a pump that's too small, or a perimeter drain problem sending more water than the pump can keep up with.
Do I need a battery backup sump pump?
If your basement is finished or has taken on water before, a backup is worth it. Power outages and heavy storms often happen together. A battery backup buys hours of pumping, not days, so pair it with a high-water alarm.
Can my sump pump drain into the sewer?
No. Sump water goes to the storm system or an approved drainage area, not the sanitary sewer. If your pump discharges into a laundry sink or sanitary line, we can reroute it.
Should I repair or replace my sump pump?
Float switches and check valves are inexpensive repairs. If the motor is failing, the pump is past 7 years old, or it has failed more than once, replacing it usually makes more sense.
Do you offer emergency sump pump service?
Yes. We're open 24 hours a day, 7 days a week. Emergency calls are billed at our after-hours rate.
